Questions
What developers and lenders usually ask us before we start.

Working together
What does a construction manager do on a project like ours?
We represent the people paying for the building. We review the budget, contracts and schedule, inspect the work, check every draw before it is funded, track deadlines, and step in on site when something goes wrong. The contractor builds; we make sure the money and the dates are respected.
Do you work for the lender or for the developer?
Either, and we say which in writing. On a lender engagement we report to the lender. On an owner's engagement we report to the developer or investors. We never work for the general contractor on the same project.
When should we bring you in?
Ideally before the construction loan closes, so the budget and schedule are reviewed before the first dollar moves. We also take over projects already under way, including ones that are behind.
What kinds of projects do you take on?
High-end condominium towers and private commercial developments: Class A office, retail and mixed-use, across Miami-Dade, Broward and Palm Beach.
How are your fees set?
Each project is quoted after we have seen the budget, the schedule and what the lender needs. Ask for a consultation and we will come back with a clear proposal.
Money and draws
What happens during a draw review?
We visit the site, compare the pay application to the schedule of values and the work in place, check lien waivers, insurance and stored materials, and send a written recommendation with the amount to fund and the amount to hold.
What if the contractor bills for work that is not done?
We recommend holding that amount until it is. The report shows each held line and the reason, so the lender, the developer and the contractor all see the same numbers.
Do you track change orders and contingency?
Yes. Every change order is reviewed for cause and price before approval, and the contingency balance is reported each month with what is likely to draw on it.
On site
What happens when something goes wrong on site?
We go there. A failed inspection, a late delivery or a dispute between trades gets a site meeting, a fix agreed with the contractor and a written update to the schedule and budget.
How often are you on site?
As often as the project needs: at every draw at a minimum, and every week on owner's representation engagements.
Where do you work?
Across South Florida, from our office at 8333 NW 53rd Street in Doral: Miami-Dade, Broward and Palm Beach counties.
